How do I arrange a property visit?
Arrange access first: Call (919) 858-2782 or use the inquiry form. Confirm the meeting point, permitted access and who will accompany you before traveling.
Prepare for the visit: Bring the parcel reference, your intended use and questions about terrain, roads and utilities. The district map and historical aerial provide context; they do not identify a verified entrance or marked boundary. Do not enter without permission.
Is this property part of the proposed resort?
A separate offering: The Shearin tract is offered independently. No affiliation with, inclusion in or endorsement by the proposed resort, Carida or Mattel is represented.
Area context: Nearby venues, hotels and announced attractions help buyers understand the surrounding district. Those businesses and properties are not included in the sale, and future project timing and completion remain subject to change.
What do the historical records tell us?
County records show 23 acres. The current deed describes 24 acres, more or less, and a 2017 Piedmont Natural Gas easement references this parcel. The owners report no current survey. These records should be reviewed together by the buyer’s title counsel and surveyor to establish boundaries, access and any easement impact.
Is the $6 million price for the whole tract?
Total asking price: $6,000,000 is the seller’s asking price for the whole approximately 23-acre offering, rather than a price per acre or an appraisal.
Acreage basis: Marketing uses the county’s 23-acre record. The current deed describes 24 acres, more or less; survey and title review should reconcile the difference. No final surveyed acreage or development yield is represented.

Explore a development vision.
Consider three paths for the tract, then explore what each would need to succeed.
Hospitality and visitor services
The concept: Explore lodging, dining or visitor services that could serve the surrounding entertainment district and travelers using the I-95 corridor.
What makes the plan work: A hospitality study should test year-round demand, event-night demand, competing hotels, achievable room rates and operating costs. Existing attractions and proposed projects should be assessed separately so the plan can be evaluated if future development is delayed.
The next step: Pair a preliminary site layout with written zoning guidance, utility capacity information and a full development budget before selecting a hotel program or pursuing a brand.
Restaurants and complementary commercial uses
The concept: Investigate restaurants, convenience services or other commercial uses that could serve visitors and nearby customers, with circulation and infrastructure planned together.
What makes the plan work: Confirm visibility, permitted access, turning movements and customer demand. The layout must account for parking, deliveries, stormwater, buffers and utility service before estimating the number or size of usable pads.
The next step: Have a civil engineer prepare a constraints plan and discuss access with the appropriate road authority. Use tenant or operator interest to test the concept alongside construction and infrastructure costs.
Strategic assemblage or phased development
The concept: Evaluate a coordinated project on the tract, or investigate whether voluntary agreements with neighboring owners could support a broader plan. Neighboring land is not included in this offering.
What makes the plan work: Each phase needs workable access, utilities, drainage and a credible use. Early infrastructure costs must be weighed against later phases, and any shared roads or services require documented rights and agreements.
The next step: Map boundaries, easements and site constraints, then compare a standalone plan with a phased or assemblage concept. Establish ownership participation and approval requirements before assigning value to a larger project.
Scenarios are concepts for investigation, not approved uses or a concluded highest and best use. County GIS indicates Residential-Agricultural zoning. No commercial entitlement, development yield or investment return is promised.
